USDA Eligible Areas Near Spokane and North Idaho: 2026 Town-by-Town Check

Short answer: The city of Spokane, Spokane Valley, Airway Heights, Coeur d'Alene, Post Falls, and Hayden do not qualify for USDA home loans at their town centers. Many places around them do, including Liberty Lake, Cheney, Deer Park, Medical Lake, Nine Mile Falls, Newman Lake, Rathdrum, Spirit Lake, and Sandpoint, based on our check of the USDA eligibility map on October 12, 2026. Eligibility is decided by the exact address, so always check the specific property.

For eligible buyers and properties, USDA loans are one of the few ways to buy a home with no down payment if you are not a veteran. Many buyers skip them because they assume "USDA" means farmland. It doesn't. Plenty of suburban neighborhoods around Spokane and Coeur d'Alene sit inside USDA's eligible map. We ran the towns our clients ask about most through the USDA eligibility tool so you can see where to start.

What is a USDA loan?

A USDA loan, formally the USDA Section 502 Guaranteed Loan, is a home loan backed by USDA Rural Development. A private lender makes the loan and USDA backs it. For eligible buyers and properties, no down payment is required. Three things have to line up:

  • The property has to sit inside a USDA-eligible area and be your primary residence.
  • Your household income has to be at or under the county limit.
  • You have to qualify for the loan on credit, income, and debt, like any mortgage.

You don't have to be a first-time buyer. Repeat buyers can use USDA too. Our USDA loans page covers the program rules in more depth.

Which towns near Spokane qualify for USDA?

Here is what the USDA eligibility tool returned for each town's center point on October 12, 2026. "Eligible" means the town center falls inside USDA's eligible area. Addresses near the edge of a town can come back differently, so treat this as a starting list, not a final answer.

What are the 2026 USDA income limits around Spokane?

USDA updated its income limits on July 13, 2026. These are the guaranteed-loan limits on adjusted household income for a household of 1 to 4 people, pulled from the USDA eligibility tool on October 12, 2026:

County1 to 4 person household
Spokane County, WA$128,650
Kootenai County, ID (Coeur d'Alene area)$122,800
Bonner County, ID (Sandpoint area)$122,800

Two details catch people. First, USDA counts income from adults in the household, not just the people on the loan. Second, "adjusted" means some deductions apply, for example for dependents or childcare, so you may qualify even if your gross income is a little over the line. Households of 5 or more have higher limits. Try the affordability calculator first, then have a loan officer run the USDA income worksheet with you.

What credit score, costs, and timeline should I expect?

  • Credit: USDA sets no fixed minimum score. Its automated system decides, and many lenders look for around 640 for an automated approval. Lower scores can sometimes work with manual underwriting.
  • Costs: USDA charges an upfront guarantee fee, which can usually be rolled into the loan, plus a smaller annual fee paid monthly. You still have closing costs, though sellers can help with them. Ask for an itemized estimate. The down payment assistance Beeline offers works with FHA loans, not USDA.
  • Timeline: USDA reviews the file after the lender approves it, so plan for a little more time than an FHA or conventional purchase. Tell your agent up front.
  • Property: It has to be your primary home. Investment properties and second homes do not qualify.

How do I check if an address qualifies for USDA?

  1. Get the exact address from the listing, not just the town.
  2. Enter it in the USDA eligibility tool at eligibility.sc.egov.usda.gov, under Single Family Housing Guaranteed, Property Eligibility.
  3. Check your income in the same tool's Income Eligibility section, or let us run it.
  4. Send us the address before you write an offer. We check the property, your income, and your pre-approval with our lender partners together to help avoid late surprises.

Heads up: USDA updates its map from time to time. An address that qualifies today might not later, so re-check right before you go under contract.
